JULY 2026

Scottsdale Real Estate Market Update | July 2026

As we move through the summer, the Scottsdale real estate market continues to favor well-prepared buyers while rewarding sellers who price their homes strategically. Inventory remains healthier than it was over the past few years, giving buyers more choices and creating a more balanced marketplace.

Homes that are updated, move-in ready, and priced competitively are still attracting strong interest, especially in Scottsdale’s most desirable neighborhoods. However, buyers have become more selective, taking their time, negotiating more confidently, and expecting homes to reflect current market values.

For sellers, presentation matters more than ever. Professional photography, thoughtful staging, and a strong marketing strategy can make a significant difference in attracting qualified buyers and achieving the best possible price.

Mortgage rates continue to influence affordability, but many buyers are adapting by focusing on long-term value rather than waiting for dramatic rate changes. Luxury properties remain an important part of Scottsdale’s market, with demand driven by both local and out-of-state buyers seeking lifestyle, second homes, and investment opportunities.

Whether you’re considering buying, selling, or simply curious about your home’s current value, understanding today’s market conditions is the first step toward making a confident decision. Every neighborhood has its own story, and local expertise remains one of the most valuable tools in navigating today’s market.

This month took me from our Nation’s Capital to the California coast, and it was a wonderful reminder of how meaningful both work and family can be.

I had the privilege of traveling to Washington, D.C. for the National Women’s Council of REALTORS® and National Association of REALTORS® Midyear Meetings. It was an inspiring week filled with leadership, collaboration, and advocacy as we met with legislators on Capitol Hill to share real stories about homeownership and discuss ways we can work together to make the dream of homeownership more attainable for families across the country. One of my favorite moments was helping change a legislator’s perspective on buying versus renting—we may have even convinced one future homeowner along the way!

The week was also a great opportunity to strengthen referral relationships with real estate professionals from across the nation, reconnect with longtime friends and colleagues, and continue learning from some of the best leaders in our industry. I always come home energized and grateful for the opportunity to represent our clients and community on a national stage.

On a more personal note, I also made a trip to San Diego to celebrate my niece at her bridal shower. Watching her begin this exciting new chapter has been such a joy, and I can’t wait to see her walk down the aisle. She’s going to make a beautiful bride!

As always, thank you for allowing me to do what I love. Whether I’m advocating for homeowners in Washington or helping families here at home, I’m grateful to be part of your journey.
