October Real Estate Update

Fall is officially here, and Scottsdale’s real estate market is showing some encouraging movement as we head into October. Late-September data shows approximately three months of housing supply, with homes selling faster than they were this time last year. While inventory has increased compared with last year, buyer demand remains active, making accurate pricing and strong presentation especially important for sellers.

For buyers, the current market is offering a little more breathing room and opportunity to negotiate. Scottsdale homes are generally closing slightly below asking price, giving prepared buyers some flexibility while still requiring them to move confidently when the right home comes along. For sellers, well-positioned homes continue to attract buyers, with recent sales data showing shorter market times compared with this time last year.

Another trip around the sun! I celebrated my birthday last month with a weekend that started with Don’t Tell Comedy (iykyk), included DoorDashed breakfast, and ended with the most incredible short rib birria dinner with my family at Miel de Agave. Thank you to everyone who texted, called, DM’d, or even just thought about me as I kicked off the first day of this new year. I felt very loved.

I’ve also kept up with my Hump Day hikes and tackled the Fitness Loop, because apparently I enjoy voluntarily walking uphill in Arizona. And I’ve developed a completely reasonable obsession with those little DoorDash delivery robots cruising around Scottsdale. I don’t need one to deliver anything to me. I just need to know where it’s going, what it’s carrying, and whether it’s having a good day.

Finally, I may be searching for a new gym after discovering their toilet paper was installed backward. There are some things I can overlook. This may not be one of them. Beards are cool. Mullets are not. Toilet paper goes over, people. I don’t make the rules.

So that’s life lately: another year older, still hiking, still eating well, emotionally invested in tiny delivery robots, and apparently developing very strong opinions about bathroom etiquette. Pretty solid month, if you ask me.
