When you want to lease your home we will assist you in placing a qualified tenant, preparing contracts, collecting rents and maintaining the property for you. If you decide to sell your home we can assist you in obtaining the highest value from a qualified buyer. imBECCAble Property Management will include, but not be limited to the following duties in management of your property:
RENT UP
- Marketing – design/place ad on over 60 real estate websites.
- Answer calls from potential renters
- Show units – any time
- Tenant Selection
- Move-in inspection/walk through
- Credit report and background check
- Leasing paperwork
ADMINISTRATION
- Rental collections and separate trust account banking
- Prepare necessary forms including notice to quit, change of terms, 5-day pay or quit.
(Additional fees may apply) - Complete eviction service (Additional fees may apply)
- Comprehensive, computerized monthly statements, including a complete record of all
collections and disbursements - Provide year-end statements of all income and expense for your tax record
MAINTENANCE
- Coordinate and supervise all tenant maintenance needs through qualified vendors that are
licensed and bonded. - Conduct move-in inspection of vacated units to determine refurbishing requirement.
- Keep detailed records of all maintenance performed on property.
- Full supervision of property support services such as pool, landscaping, etc.
- Our goal is to develop the highest possible net operating income while enhancing and
protecting the property’s value.
FEES FOR SERVICE: 10% per Month, 6% Leasing Fee, $250 Setup Fee
